Positive Cash Flow from the Properties We have


I have been earning positive cash flow from two to three properties, which I own.
If we invest in shares, then when the market is not good the rates would go down and at times, we don’t even get the money we have invested.  Same is the case with various other investments, but if we invest in properties it will always be a gain for us.
Whenever I gather some money I invest it in property, as I have found that it is a good mode of investment, which would never be a loss as I can also generate positive cash flow from it by giving the property on rent.
I have recently bought a property and have then contacted Paul and Karen to give it on rent.  They have arranged for the renters in no time and the property is also safe, as they have taken completely responsibility of the renters and have assured that the property is safe with them.
Thanks to Paul and Karen as with their help there is a positive cash flow, as amount is deposited in my account every month without any fail.

Experience with Vendor Finance


Below I would like to relate my experience with Vendor Finance.
This is what I faced nearly 2 years back.
I wanted to buy a property and all my holidays were wasted in search of a good one.  This continued for nearly three months.  I was completely exhausted as I couldn’t relax even a single day because I would go to job from Monday to Friday and on Saturday and Sunday; I will search for home, but felt like success is nowhere near.
At last, I decided to have a try with Vendor Finance.  They told me that I will get my desired property within no time and in a month’s time, the property was found.  I was surprised to find that how well did they understand my need and have helped me in getting the property.  It was exactly the same as I preferred and I bought it from them and had regretted that if I had got in touch with them earlier, then I could have not wasted much of my time and had not felt so exhausted.

Good Support of Positive Cash Flow


Many properties are lying idle here and there.  If it is given on rent, then there can be positive cash flow and thus, income is generated without any difficulty.  The only thing to be taken care of is that the person taking the property on lease is good.  It is not possible to recognize a person from their face and to avoid tension about such renters it will be good if we contact some Vendor.
I have however tried with one Vendor Finance and the support provided by them was good.  They did all the necessary documentation and informed that they will be responsible for the renters they bring.  I was pleased that I have taken the decision at the right time and have contacted the Vendor Finance, who helped me in finding a good renter.  They had found the renter in just a month and that too as I wished.  I have been giving my property on rent since last two years and I have never faced any problem.
Now, I am free about the property as the renters take full care of it and positive cash flow is there in my account every month without any fail.

Negative Gearing Property


A few days back, I was in search of a house on rent in one of the best locations in the city, but couldn’t get one.  During my search, I was fascinated with a house, which as per its look, I think had not been used since long.  I don’t know why people like to keep such negative gearing property and that too in a very nice area.
If I were in their place, I would have already given it on rent and would have been earning from it.
I have also done so with my property in my native place.  Every month I get an earning from my property and am also happy that it is properly maintained.  I used to visit there just once in a year or so.  If I had not given it on rent then it would have been ruined without any maintenance as my regularly visit there is not at all possible as it takes a day’s journey.  Moreover, an occupied house gives a good look compared to an empty one.
I don’t like keeping negative gearing property, as giving it on rent on one part gives accommodation facility to the required one and on the other hand we get money and our property is safe.

I always consider it as a better option to generate Positive Cash Flow from the property we already have or else invest in a property and then get rent from it.  There is no chance that the rate of property will go down.  It keeps on increasing day after day.  You are sure to get more amount in future, if you wish to sell it.  Otherwise, if you are willing to give it on rent then it is a very good option.  But, be sure that you select the right Vendor Finance / agent to whom you are about to give the responsibility of finding a good renter.

Recently, I had bought a house and was in search of a suitable renter when my relative suggested to get in touch with Paul and Karen.  I did so and they helped me to get a suitable renter, where they took the complete responsibility of the renter.  The renters are very good and the property is also well maintained.

Proper Utilization of Properties

 
It is always good if we convert our negative gearing properties into a positive one, as the demand for properties are increasing day after day and if utilized properly they will gain good price.  My ancestor’s house was lying idle since long and many people had advised me either to sell it or give it on rent.

I didn’t like both the ideas, because I loved that property very much and so didn’t wish to sell it.  If I give it on rent, then if the new comers will take proper care of it or not was my worry.  I had heard a lot of Paul and Karen, who help in this matter and had decided to seek their advice here.  They told that I would not have to worry about the property any more, as they will help me find a suitable person with whom my property would be safe and I would not have any problem.

Giving property on rent attracts positive cash flow without any struggle or investment.  A property once brought is certainly an investment, but later on giving it on rent and generating positive cash flow is certainly getting an income without difficulty.

I had purchased a property last month and was in search of a good renter so that the property becomes beneficial to me.  I searched hard to get a good renter and also get it as prevailing in the locality, but couldn’t find as per my expectation.

Support of Vendor Finance in buying and selling property is excellent.  This I am saying from the experience I had with them.  I had got a good job, but as the distance from my home to work place was more, I had decided to shift there.

Now the trend has come, where people used to invest in properties and likewise generate positive cash flow by giving it on rent.  There is a steep increase in rates of properties day after day.  It is a good idea to invest in it as you will never have to face any loss at a later stage and it is also an income.  My sister also decided to invest in it and bought a property with the help of Paul and Karen.
